Remember to Record Improvements on Your Property Inventory

Landlords often improve their rental properties during existing tenancies. Let’s say, for example, that a new kitchen is fitted or new carpets are laid down.

It is critical that these changes get properly recorded and documented in an interim inventory report or an addendum to the existing one so at the end of the tenancy it is possible to refer back to it.

Without this, if a dispute between the tenants and landlord arises at the end of the tenancy, the adjudicators at the the deposit protection bodies will have no evidence on which to assess the damage and they will invariable refuse to award the landlord any money from the deposit.

Remember to keep all the receipts, take pictures or use one of our Interim Inspection Reports backed with indisputable video evidence to ensure that your original inventory gets updated and get the tenants to sign the new report.
